What is owner financing?
Ownership is when the property manager acts as a bank and provides the buyer with the money to buy the property. Owner financing is often referred to as owner will carry, owner bear, tote note, or seller financing.
Why should an owner wear the note?
There may be several benefits to the seller for the seller's financing. Some sellers are motivated by the tax benefits in distributing the receipt of money from the sale of a home. Hence they pay less taxes. Many owners just like the idea that they receive a monthly income from a home even after they have sold it. Sellers can also get a better interest rate than in a CD at today's rates. In addition, in the current economy it is difficult for buyers to get loans so that sellers become more creative. The seller can also sell their house faster when selling with owner financing option. They have more flexibility than a bank. They will even sell to buyers who have bad credit if they have confidence in the buyer who has a good income, but for some reasons, they did not qualify through traditional financing options.
What are the qualifications?
When sellers are willing to finance people with bad credit, they often require the buyer to make their monthly payments in an escrow account. They usually make a payment amount, making them feel comfortable that the buyer wants to protect this investment by making monthly payments. If the owner is already financing a sale, a borrower does not need to be eligible for a loan from a traditional financial institution. Even if the seller only finances a part of the loan, the borrower has the benefits of a smaller loan from a traditional mortgage source.
What are the costs?
When a seller do an owner financing, there are no points and lower closing costs for the buyer to pay. Sometimes this is even covered by the deposit. There is no cheaper way to buy a house than by owner finance.
If it's a copper market, now homes are hard to sell and sellers are more flexible. They tend to do what is needed to increase their chances of selling and thus the owner's financing is more readily available.
